The Real Estate Select Sector SPDR Fund ETF (XLRE [https://seekingalpha.com/symbol/XLRE]) had a steady start to 2026. In Q1, it gained around 1.11%, outperforming the S&P 500, which fell by about 4.81%. This shows that REIT stocks stayed relatively strong even when the broader market struggled.
Looking at three-month data, XLRE moved up from $40.44 to $42.44, giving a gain of ~4.95%, reported [https://www.ssga.com/us/en/intermediary] the State Street Investment Management tracker. The rise was slow but steady, showing that investors are still comfortable holding real estate assets.
At the same time, the 10-year Treasury yield also climbed to around 4.30%. Higher rates usually make borrowing expensive, which can affect real estate demand and valuations.
According to the Nareit report [https://www.reit.com/news/blog/market-commentary/stuck-rut-private-real-estate-appraisal-shortcomings-benefit-reits], private real estate valuations are not adjusting quickly. This delay is making it harder to understand the true value of assets and reducing market liquidity. But on the positive side, if the valuation gap closes, REITs could perform even better.
Below are the SA-reported top 5 small-cap REIT stocks with market capitalizations between $300M and $2B, highlighting those with the highest and lowest quant ratings ahead of Q1 2026 results.
